A borewell is one of the first line items in your construction budget and one of the most variable. The same 200-foot bore in Kakinada might cost ₹45,000 in one street and ₹1.2 lakhs two lanes away, depending on the geology below your plot. This guide gives you the honest 2026 rate card, the drilling process step-by-step, and the four decisions that move the price most.

Typical 200-ft residential bore all-in: ₹55,000 – ₹95,000 including drilling + PVC casing (30 ft) + 1.5 HP pump + cable + starter. Anything below ₹45,000 usually means the contractor is cutting the casing depth or using non-ISI PVC — both cause borewell failure in 3-6 years.

What determines your final number

1. Geology under your plot

Drilling through red soil is cheap (₹85/ft). Drilling through granite or laterite adds ₹15-25/ft as soon as the bit hits rock — usually around 35-50 ft in coastal AP, deeper inland. A neighbour's water level tells you the water table; nothing tells you the rock depth except drilling.

2. Depth to water

Water-table depth varies wildly across AP/TG:

3. Casing depth (the invisible cost)

Casing pipe stops the top layers of soil from collapsing into the bore. Minimum casing in AP/TG residential:

Contractors who quote suspiciously low usually cut casing to 15 ft. The bore works for 2-3 years, then silt collapses into the shaft and you are drilling a new one.

4. Pump HP vs depth (do not oversize)

Rough rule for a G+1 home with 1,000-L overhead tank:

A 3 HP pump on a 200 ft bore burns power and can suck the bore dry (creating airlock, tripping the motor). Right-sizing saves ₹6-10k on the pump and ₹200-400/month on electricity.

Permissions in AP & TG (2026 rules)

AP: The AP Water, Land & Trees Act (WALTA) requires registration of every new borewell. Residential bores in urban/panchayat areas need a permit from the local Ground Water Department; agricultural bores need panchayat NOC. Enforcement is patchy but rising after the 2024 drought amendments.

TG: The Telangana Water Land & Trees Act similarly regulates borewells. In Hyderabad municipal limits, a NOC from the Groundwater Department is mandatory before drilling.

Regardless of enforcement, register your borewell. It creates a legal record you will need for property sale, home loan, and any future dispute about water rights.

What goes wrong (and how to avoid it)

  1. Dry bore (no yield). Happens in ~5-10% of bores in Rayalaseema, 1-3% in coastal AP. Most drillers quote "no water, half payment" — get this in writing before day 1.
  2. Yield drops after 1-2 years. Usually silt in the bore or casing pipe insufficient. Solution: back-flushing every 18-24 months (₹4-8k, takes half a day) prevents 80% of this.
  3. Pump burnout. Almost always caused by dry-running (no water) or wrong HP. Fit an auto-cutoff / low-water sensor (~₹1,500). Saves a ₹15-20k pump replacement.
  4. Iron / salinity in the water. Common near coastal Andhra. Fix downstream with an iron-removal filter (₹8-15k) or an RO for drinking water. Not the driller's fault — it is the water table's chemistry.

Can I drill a borewell during construction, or should it be first?

First. You need water for curing every stage of RCC work. Drill borewell before foundation. Tanker water is ₹800-1,500 per 5,000L load and a G+1 build easily consumes 60-120 loads — the borewell pays for itself within construction alone.

How much land does a borewell take?

Just a 6-inch column. The drill rig needs about 8 × 8 ft of clear space during drilling; after that, only a small pump panel on the wall.

Does Vaastu really matter for borewell location?

Vaastu tradition prefers NE (Ishanya) or N; the reasoning cited is that morning sun purifies water. Modern practical reasoning: northeast is often the setback zone of a plot in AP/TG, so a bore there does not clash with future construction. Convenient alignment — no need to fight it. How long does a residential borewell last?

A properly cased bore in stable geology: 15-25 years for the bore itself, 6-10 years for the pump. Cheap bore + cheap casing: 3-5 years before the shaft collapses.

What is the minimum distance between two borewells?

250 m is the norm, though many peri-urban areas have violated this into meaninglessness. Practically: if you are within 100 m of another active bore, expect your yield to be lower — you are sharing the same aquifer.

Budget ₹65,000-90,000 for a residential borewell in coastal AP or Telangana in 2026. Spend more on casing than on drilling — good casing keeps a bore alive for 20 years, bad casing kills a bore in five.
